How Topside Attic Insulation Lake Forest Was Born in Lake Forest
Back in 2016, we were running blower-door tests for a company out of Orange County and kept driving up to Lake Forest for the same reason: homeowners had paid someone to blow more insulation into their attics, and their houses still felt drafty. We’d climb up through the scuttle hole with a smoke pencil, and the air would be moving like someone had left a window open. The insulation was piled thick and fluffy, but nobody had sealed the top plates or the can-light housings first. The customer had paid for more R-value and gotten almost nothing for it.
One afternoon in late October, we were in a home near Foothill Ranch with a retired couple who’d just spent money they didn’t have on a second round of blown-in fiberglass. The wife walked us through her kitchen, pointing at the vent where cold air dropped every morning. She said, “They told us more insulation would fix it.” She wasn’t angry. She was tired. That was the moment we decided Lake Forest needed a branch that worked differently. Wes Okafor’s Personal Connection to the Insulation Trade
Wes Okafor didn’t plan on attic work. He planned on buildings, generally, and thought he’d end up in commercial HVAC or maybe energy consulting. But his first job out of trade school was with a weatherization crew, and something about the attics hooked him. It was the smell, partly, that dry, old-wood dust that gets into your clothes and stays there. It was the light, too, coming through a vent or a gable end, catching the fiberglass particles so they looked like pollen in spring. Most of all, it was the moment of finding the problem nobody else had bothered to look for.
Early on, a tradesman who trained us sent Wes into a crawl space in Mission Viejo with a headlamp and a can of spray foam. The house had been “insulated” twice by two different companies, and the homeowner was still paying heating bills that made no sense. Wes found a chase open to the garage, a hole the size of a shoebox, that had been covered over with batts both times. He sealed it, ran the blower door again, and the number dropped by twelve percent. The homeowner cried. Wes was twenty-three and didn’t know what to do with that. He still doesn’t, entirely, except that he’s kept doing this work for over ten years now, and he still feels something when the after number comes in lower than the before.
If he weren’t doing this, he’d probably be fixing up old motorcycles or teaching shop somewhere. He likes work where you can see what you changed. He’s been working in attics and crawl spaces across Orange County since 2016, starting as a crew technician and moving into diagnostics, crew leadership, and now running this branch. His training includes building envelope science, blower-door and duct-blaster operation, and thermal imaging, and he’s particular about the brands his crews install: Knauf fiberglass, Rockwool mineral wool, and CertainTeed products when the job calls for them.
What makes Wes different from a corporate franchise technician is that he’s the one who answers when something goes sideways. He lives in Lake Forest, near the border with Mission Viejo, and he runs the Lake Forest half-marathon route most Saturday mornings.
